How much does a bespoke garden room cost?
Bespoke builds start from around £20,000 inc VAT and typically run from £25,000–£60,000+ depending on size, complexity, materials and specification. Because every project starts from scratch, we price each one individually after the design consultation. There are no vague estimates — you receive an itemised, fixed-price quote before you commit to anything.
How long does a bespoke build take?
From first contact to handover, allow 10–16 weeks. The design and quotation phase typically takes 2–4 weeks, materials lead time is around 4–6 weeks, and the build itself takes 2–4 weeks depending on size and complexity. We'll give you a clear timeline at the quotation stage with a fixed installation date.
Does a bespoke garden room need planning permission?
Most bespoke builds fall under Permitted Development — the same rules as our standard range. However, unusual footprints (L-shapes, large footprints), non-standard heights, or locations on listed properties or in conservation areas may require planning permission. We assess every project at the design consultation and will tell you clearly what's needed before you proceed. See our getting started guide for the full Permitted Development criteria.
What does the design process look like?
It starts with a free site visit and design consultation. We come to you, assess the garden and the access, listen to your requirements, and discuss what's possible. We then produce a design proposal with elevation drawings and a detailed specification. If you're happy to proceed, we produce a fixed-price itemised quote. No vague estimates, no surprises.
What's the difference between bespoke and your standard range?
Our standard range (Pod, Office, Room, Room with Storage) uses fixed proportions and a curated set of options — faster to design and quote, and excellent for most requirements. Bespoke starts with a blank page: any shape, any footprint, any combination of materials. It costs more and takes longer to design, but for unusual plots, specialist uses, or a genuinely no-compromise specification, it's the right choice.
Can you build non-garden-room structures?
Yes. Our bespoke capability extends beyond garden rooms — we've built garden salons, hot tub shelters, covered outdoor dining areas, music studios, and hybrid structures that don't fit any standard category.
