Do I need planning permission for a garden room?

Most garden rooms fall under permitted development, which means planning permission often isn’t needed. As a general guide, if the building is within 2 metres of the boundary, the maximum height is usually 2.5 metres. Larger builds may allow more height depending on the design and positioning.

For larger garden rooms or specialist spaces like gyms and studios, we can often use clever roof designs such as dual-pitched roofs, or advise on planning permission where needed.

Where planning permission is required, we work closely with a specialist planning consultant who focuses on garden rooms and outdoor buildings. This makes the process far simpler, gives your application the best chance of approval, and takes the stress away from you.

The showroom is open 7 days a week for self-guided visits, so you can pop in at a time that suits you. If you’d prefer to talk through your project in person, we can also meet you there by appointment.

Can I use my garden room all year round?

Our garden rooms are designed for year-round use with fully insulated walls, floors, and roofs, along with high-performance glazing and optional air conditioning or smart heating systems.

This keeps the space warm in winter, cool in summer, and comfortable enough to use every day as a true extension of your home.

What are your garden rooms built from?

We build using high-performance SIPs (Structural Insulated Panels), which offer far better insulation, strength, and soundproofing than traditional timber frame construction.

SIPs create a stronger, more energy-efficient structure that feels solid, performs better all year round, and gives your garden room a much longer lifespan.

How close to the boundary can I build a garden room?

In most cases, garden rooms can be built very close to the boundary under permitted development rules, sometimes leaving only a few millimetres of space if needed.

If the building is within 2 metres of a boundary, the maximum overall height is typically 2.5 metres. If you need more height, such as for a home gym or golf simulator, we can advise on the best design solution or discuss planning permission if required.

What foundations do you use and can you build on sloping ground?

We use specialist foundation systems including precision-installed ground screws and concrete pedestal systems to create a strong, level base for your garden room on almost any surface.

Ground screws are ideal for sloping or uneven gardens, allowing us to build on gradients without excessive digging or large retaining work. They require minimal excavation, protect natural drainage and surrounding ground ecology, create zero landfill waste, and are less susceptible to ground settlement over time.

Where there is already a suitable concrete slab or hardstanding, we can use a concrete pedestal system instead.

How long does the build take?

Most garden room projects are completed within 2 weeks depending on the size, complexity, and specification.

Smaller builds can be completed more quickly, while larger fully bespoke projects may take longer. Before work begins, we’ll provide a clear timeline so you know exactly what to expect from start to finish.

What areas do you cover?

We mainly work across Surrey, Berkshire, and West London, creating fully bespoke garden rooms for homeowners looking for high-quality outdoor living spaces.

If you’re slightly outside these areas, it’s still worth getting in touch, we regularly work across the wider South East depending on the project.
