Why Bespoke Matters

The national factory brands — Green Retreats, Crown Pavilions, and others — sell from a product catalogue. You choose a model, choose a size from their available dimensions, and they build you that product. It's a reliable, well-tested approach that works well for straightforward plots.

The limitation is when your garden doesn't fit a standard footprint, when you have a specific use case that doesn't map to a product range, or when you want a design that isn't on their list. At that point, you're paying for customisation on top of a catalogue product — which adds quickly.

We build bespoke from the start. Your 4.2×3.8m is the same complexity as a 4×4 to us — we're not fitting your garden around our dimensions. And because we don't have a catalogue to protect, we'll build you the golf simulator at 4m internal height, the L-shaped office or the music studio with acoustic isolation — as a standard project, not a special.

Questions to Ask Any Garden Room Company

"Is the insulation integral to the panels or fitted separately?"

Why it matters: Separate insulation means gaps and thermal bridges. Integral SIPs means none.

"What's the roof covering — EPDM, metal, or felt?"

Why it matters: Felt is the most common failure point in cheap builds. It cracks within years.

"What are the foundations?"

Why it matters: Ground screws = clean, permanent, adjustable. "Placed on paving" = not permanent.

"What's the interior finish?"

Why it matters: Plastered = a proper room. OSB = a hut. They're not the same product.

"Is the electrical installation Part P certified?"

Why it matters: Required by law. Ask for the certificate. Some companies skip this.

"What's the roof guarantee?"

Why it matters: EPDM and metal carry 20+ year guarantees. Felt doesn't.

"Is the size truly bespoke or a fixed product?"

Why it matters: Important if your garden doesn't fit their standard dimensions.

"Who does the site visit — a salesperson or the builder?"

Why it matters: A salesperson's survey is not the same as a builder's site assessment.
